COREALE does not operate like a widely distributed French SCPI property fund. It is a variable-capital property company organised as a close-knit shareholders' club. Investors hold shares in the company, know which assets are financed and have direct access to the manager. They participate in the property company's affairs through the general meeting and its governance.
A commercial lease offers a different framework from a residential lease: it is generally longer, the rent is indexed, guarantees are negotiated, and charges and works are allocated contractually within the limits of the law. The tenant is also tied to its location, which contributes to the value of its business. These features can make income more predictable without eliminating vacancy or non-payment risks.
In addition to the annual general meeting, shareholders receive a quarterly newsletter and regular updates on acquisitions, tenants and portfolio management. A strategic committee made up of members selected from among the shareholders oversees the company's activities. The club's deliberately close-knit size also encourages direct contact with the manager.
Value may come from three sources: rent collected, gradual repayment of the debt used to finance the assets, and potential property appreciation. Long-term debt makes it possible to invest beyond the equity contributed by shareholders, creating a leverage effect.
Subject to compliance with legal requirements, unlisted shares may be held in French PEA or PEA-PME investment plans. They may also be gifted, inherited, partially transferred or split between usufruct and bare ownership. Eligibility and tax consequences depend on the company's and each investor's circumstances and must be checked with your account provider and tax adviser.
COREALE is a medium- to long-term property investment, with a recommended horizon of at least five to ten years. The shares are unlisted, so selling them requires finding a buyer, and no resale timeframe can be guaranteed. You should therefore invest only sums you will not need in the short term.
Neither capital nor performance is guaranteed. Vacancy, non-payment, works, the cost of debt, and changes in rents, regulations or property values may affect the value of the shares. Diversification across cities, tenants and business sectors aims to reduce the impact of an isolated event without eliminating the risk of loss.
